How many times have you looked at you roof in the last couple of years? The NRCA (National Roofing Contractors Association) states that a homeowner should perform two roof inspections per year to trouble shoot potentially devastating problems. Now that you have an idea what to look for when it comes to roof replacement, what should you look for in a contractor?
You should look for someone who is knowledgeable about roofing and is a local company! I know it sounds like a no brainer. The reason I say this is because there are many companies that make their living by chasing storms from one part of the country to the next. They offer good deals, have inviting SALESMEN, use the cheapest subcontractors, and are gone before the warranty expires! Where will you be when the deal of the century has left town with the rest of the circus? Let me tell you. Wishing you didn’t save a buck today to spend ten tomorrow! Your contractor should also have certifications through a major manufacturer. This adds validity to their commitment to their trade.
What should you expect from your roofer? A complete and thorough visual site inspection. Don’t allow them to reroof over existing shingles, demand a complete tear off of existing roofing material. This is the only way to determine the overall health of the decking or sheathing. Another reason for complete tear off is that without it you void all manufacturer warranties! Any bad, rotten, or damaged plywood should be replaced at this time. Keep in mind plywood replacement is not always the cheapest part of roofing, but IT IS ESSENTIAL to performing the job correctly.
Make sure that your roofer is using 30 LBS felt paper; this is a place where many companies go cheap to pocket your money. Other essential roofing components that are frequently left out to cut job cost and increase profits are: Drip edge to all roof edges, removing and replacing all roof metal including valley, step flashing, counter flashing, and apron flashing, ice and water shield is also a good idea especially for those of use that live in colder climates. If you have questions your roofer/contractor should have answers. Do your homework and ask. Remember the Golden Rule if it’s not in the contract…IT DID NOT HAPPEN!
Why should you be weary of the best or lowest price? YOU GET WHAT YOU PAY FOR! The lowest price or deal is usually a play at potential customer’s emotions. No one wants to lose out on a deal. Emotion should have no place in any purchase especially larger purchases such as a new roof. This is one of the oldest selling tactics in the book of sales. Be patient, Be sensible, and Be informed. Expect more for your dollars. Again saving a dollar today can cost you ten tomorrow.
